After writing up my thoughts in Moving tickets yesterday I got thinking about how I believe the new housing market will look when things have settled down.

Production costs:
At the moment a Q1 house requires a whopping 1000 stone per quality level to make. Stone is currently priced on the eIrish market at 0.14 IEP/unit. This means that a house costs 140 IEP/Q level to make for just raw materials alone. I believe the Raw materials will make up the vast bulk of the cost of making a house so the advantage will be to GM's who can source the cheapest raw materials. I estimate that it will take about 24 hours of work by an Expert (level7) Architect, Builder and Carpenter to complete one house. Currently there are no job offers on the market for these levels of skill which is understandable as GM's don't want to commit until the admins finalise all the formulas introduced with V2.

Consumption:
With the new wellness/happiness system in place I believe duration will be the most important factor in buying a house. Citizens will want the most for their money and house durations vary so much from 10 days to 100 days usually differing by 20 days per Q level.

Use:
I have been finding it quite easy to manage my wellness/happiness on a day to day basis. I work at a Q1 company and I have a Q3 house (+4w/h) while consuming Q1 food (+1.5w/h). I can comfortably work 8 hours a day then train/study for another 6-8 hours while keeping my happiness and wellness at an acceptable level. Happiness is the limiting factor for me. I am spending 14-16 happiness a day and then recharging it by relaxing and using my house/food benefits. With a house that can provide more happiness I can work/train/study an extra hour or two and still keep my happiness up. As I said earlier though I believe duration will be the most influential factor in a consumers choice. Working an extra 2 hours will get me an extra 3 IEP a day. The longer that house survives the more it pays for itself.

Without a house:
100 wellness / 100 happiness
1.5 IEP/hour
+0w/h for house
+1.5w/h for food

Work 7 hours = 10.5 IEP, -1w/7h
Study train 6 hours = -2w/6h
Relax 11 hours = +12 happiness
-1 happiness to be recovered by house and food back to 100w/h.

My normal day:
100 wellness / 100 happiness
1.5 IEP/hour
+4w/h for house (40 days) (Q3)
+1.5w/h for food (Q1)

Work 9 hours = 13.5 IEP, -1w/9h
Study train 6 hours = -2w/6h
Relax 9 hours = +10 happiness
-4 happiness to be recovered by house and food back to 100 with an extra 1.5 IEP coming in per day. 40 days with an extra 3 IEP is 120 IEP off the cost of the house if I continue my normal working hours. A Q3 house on the Irish Market currently costs 567 IEP. These figures lead me to believe that the Irish house market is currently overpriced.


Summary:
I don't believe this is due in any way to the GM's but I do believe that either stone on the eIrish is too expensive or else the amount required to make a house is too high and is dragging the prices up to a point where it is not worthwhile for a citizen to buy a house.
